Land Brokers Office

The Land Brokers Office was situated outside Trysvales' North Gate on the very first plot along the Northern Road.
A sign hung on the fence around the yard and a gate, grey with age stood open and welcoming. The ground had been worn to a natural path leading up to the door of the modest stonework building that served as the Land Brokers Office.
Operating under the authority of the Town Council the Land Broker was responsible for the lease and sale of farms lots in the area north of Trysvale.
Citizens were entitled to 100 acres free and could negotiate to purchase larger holdings.
The Land Broker himself was Master Desparate Cornblister, an older looking dwarf with bits of grey in his red hair and beard.
He was generally jovial but was also a shrewed and canny business man. A retired swineherdm he delighted with the easy job of giving away 100 acres of farmland to whomever asks for it, especially since it kept him warm and dry throughout the seasons.
A Large cadastral map of the Trysvale County hung on the wall with farm plots clearly marked upon it. Beside the map hung the proclamations and property laws from the Town Council and Thane that related to the Land Brokers trade.

For those seeking the free 100 Acres
A strong stench that pervaded the Land Broker’s office bore witness to his last words, but it was one he didn’t smell any more having grown used to the fishy perfume.

Guidelines for running a free farm1) It is intended that these farms are PC run and you should actively post describing the work going on there on a regular basis. Time away for adventuring is fine but your PC should play a key part in the operations (hiring farmhands, planning works or actively farming).
This is the trade off in terms of effort v reward for receiving a free farm.
2)Farms which lie inactive for an era (10 months) will be reclaimed by Trysvale and the thread locked. You may, of course, try to reclaim the farm if you have been absent from the game, by returning to the Land Brokers.
3) You may describe what your farm looks like, the type of housing, the out buildings, the lie of the land and so on. Try and keep it realistic so that as well as advantages there are disadvantages. The water source may be a well or small creek/stream (not a river). No coastal properties are available (although some properties may include a salt marsh)
4) The type of farm you wish to run is up to you, Trysvales climate is cool temperate and allows for a wide range of fruits and vegetable crops, grains and live stock, but if you have other ideas for the use of the land thats fine as long as there is some kind of product at the end which came from using the land.
5) NPCs can be hired and controlled by you to help run the farm, but this should be roleplayed out, No NPCs above Level 2 without moderator Permission.
NPCs may be hired at the Land Brokers or the Crossroads Tavern. Remember NPCs must be paid and/or provided with accomodation.
6) The Trysvale Trading Company owns the Stock Yards and the Produce Markets. They will fix a price for goods which you can accept as a guaranteed sale.
You may set up a stall to sell your products at the Prosperity Square Market or look for your wholesale markets elsewhere. There should be some roleplay to clarify who you are selling to and the price agreed.
Seeds, Stock and Equipment can be bought in Trysvale.
7) Taxes - the Land Tax is 0.7 crowns per acre payable to the Land Brokers office. You can negotiate to pay monthly or per season
8) Profits for your farm are usually determined in the autumn and will be awarded to you based on a number of factors which will include your PCs commitment to their farm, role play to improve your land and crop yield, the amount of competition your farm has and so on. Be aware that if outside factors come into play which affect the province – bad weather, natural disaster, war etc, we must take these into account too.
9) You should maintain a record of the basic details of your farm somewhere, regarding expenses and number of workers. We suggest in your CIR, or in one OOC post within your farm thread which you update through editing.
